Right in the Old Town, and still a quiet night’s sleep. The flat faces the calm courtyard of an old Passau townhouse. Cafés, restaurants and the three rivers: all a few minutes on foot. Two real 180 cm beds for up to 4 guests.

In high summer it stays pleasantly cool here, while attic flats heat up. Ideal for families and cyclists on the Danube cycle path.

The space

You walk straight into the open living and dining area: a fully equipped kitchen with oven, stove, fridge, dishwasher and a tap with a water filter. Plus a big wooden table to gather around.

The living room is bright and spacious. The bathroom has a window and a shower, also with a water filter for soft water.

In the bedroom you sleep in a 180 cm bed overlooking the quiet courtyard. An air filter keeps the air clean for a restful sleep.

Room for up to 4 guests: two in the bedroom, two in the living room. There you’ll find a second real 180 cm bed with night tables, screened off all around by blackout curtains. To be honest, the living room is still a walk-through room; it fits best for families or groups who belong together.

Everything is furnished deliberately clear and minimalist: little clutter, lots of calm.

The whole flat is yours

Kitchen, living room, bathroom and bedroom: nothing is shared. Key handover, your way: via the key box, any time, or personally from us.

Travelling by bike? In our office on the ground floor, bikes are stored free, safe and with charging, access around the clock. And through our local partner Rent-a-Bike on Bahnhofstraße, rental bikes are delivered right to the house, ready to go in the morning for the Danube cycle path or exploring Passau.

A few honest notes

The flat is on the first floor, no lift. You go up a beautiful old spiral staircase, a short workout with luggage, but absolute calm at the top.

Parking: the flat is in the pedestrian zone, there is no parking at the house. For unloading you can stop briefly at Theresienstraße 21, two minutes away. Nearest garages: Zentralgarage (about 8 minutes on foot, ca. 15 EUR/24h, at night 7 pm to 7 am only ca. 3.60 EUR), Parkhaus Schanzl (5 minutes, ca. 18 EUR/24h) or City Parkhaus (7 minutes, ca. 10 EUR/24h, max height 1.90 m). Before you arrive, we’ll send you simple directions.

Location: main station about 12 minutes on foot. Supermarket, drugstore and gym at Nibelungenplatz about 7. And Grabengasse itself: a modern Spätzle restaurant right across the street, fresh homemade pasta, Zimtschnecken, a new ice cream shop, Belgian chocolate, a Georgian restaurant and the best döner in town, all a few steps away. One street over, Theresienstraße (1 minute) adds fantastic Italian spots with sourdough pizza and seafood.

Two requests for a good atmosphere in the house: no parties, quiet from 10 pm to 8 am. The flat is professionally cleaned before every arrival.
